Van Alstyne’s story begins similarly to many classic American towns—with the arrival of the railroad. When the Houston and Texas Central Railway bypassed nearby Mantua, residents and businesses moved to the new town of Van Alstyne, drawn by the promise of opportunity and connectivity. Today, Mantua is a ghost town, but its legacy lives on in Van Alstyne’s enduring charm and historic roots.
As more people seek affordable suburban living and a peaceful, rural lifestyle, Van Alstyne is becoming an increasingly desirable destination. Ideally located on Highway 75, the town offers easy access to North Dallas, DFW Airport, and the outdoor attractions of Lake Texoma.
The community is experiencing steady growth, with new subdivisions emerging on both sides of Highway 75, including developments near the schools and along Highway 5. A major new project, Mantua by Risland US Holdings, will bring over 2,900 acres of mixed-use development, featuring 6,000 homes and expansive commercial space, reviving Mantua as a thriving suburb between Anna and Van Alstyne.
The key challenge for Van Alstyne will be preserving its “Mayberry” charm and small-town spirit amid this transformation. But with thoughtful planning and a strong sense of community, Van Alstyne is poised to grow while staying true to its roots.
